HOMEMASTERS PRE-PURCHASE INSPECTION

All our inspections comply with the Australian Standard AS 4349.1 2007 and in most cases exceeds it.

Being aware of any potential costly problems is essential.

It is Homemasters intention to ensure you are fully informed and that your desicion will deliver the peace of mind that should accompany a purchase the size of a home deserves.

Our Inspection will include but not limited to the following :

 

Structure:  A structural assessment to ensure the home is sound by code definition is imperative. An evaluation of any cracking will be discussed with you.  Most cracking will require cosmetic treatment but if there is an indication of grave structural damage we will let you know.

 

Cracking: Cracking can take many forms. Stepped, vertical, horizontal, capped or a combination. The type can tell us what the home is experiencing and what remedial work - if any - is needed.
Foundations/Footings: The main cause of movement in foundations is the moisture content. Other causes are variable foundations, extensions, vibration, sliding surface layers or uneven foundations.

Roof framing: A defective roof can be a costly repair. We look for a sagging or wavy roof line and/or any damage by termites and make sure that the framework is adequate for the weight of the roof and that all framing is compliant.

 

External walls: We inspect the walls for straightness. Bowed brick walls could be an indicator that the footings have subsided which could require underpinning. Mortar condition is also checked. In timber homes the condition of the weatherboards will indicate if timber stumps have rot or if concrete/brick stumps have subsided.
Roof covering: We look for broken/chipped roof tiles, any loose ridges and valleys that may cause leaking into the roofspace or entry for rats, possums or birds etc. Check that all iron roofing is nailed/screwed down and that valleys are free of rust and debris.
Outbuildings: Garage and shed are checked for structural stability and overall condition.

 

Gutters/downpipes and eaves: We check the overall condition and that gutters and downpipes are likely to be flowing smoothly and free of rust and holes that could lead to expensive replacement.

External Structures: The condition of retaining walls, fences, gates and paving are all checked.
Pathways: Ensure water is being diverted away from the home and not ponding or pooling near or under the house causing damp conditions.
Chimneys/Flue: Chimneys are checked for stability, mortar deterioation and any defacing of the brick. Flues are checked to make sure they have been installed correctly and comply with Australian Standard AS/N252918:2001.
Heating/Cooling: Electrical systems are checked to make sure they are operational.
Kitchen: A check of electrical appliances is undertaken and overall assessment of the fixtures and tiling. We check taps, pipes and do a moisture reading for potential leaking.
Bedrooms/Hallways/Lounge/Dining: We will assess the flooring, walls, ceilings, windows and doors.
Electrical: We are not electricians but we report on any electrical work we consider to be unsafe or substandard and if there is any doubt it should be checked by a licenced electrician.
Plumbing: We are not plumbers but we will check all visible plumbing fittings for cracks or leaks. Also, test for hammering, gurgling or leaks and do a flow test to ensure draining is satisfactory.
Salt damp: An inspection for salt damp is performed and we will inform you if it is present and the remedial options available.

Pests: Any visible damage as a result of termites is reported. Whilst we do not perform a pest inspection we should be able to inform you if treatment is necessary. We would then refer you to a pest inspection company who is licenced to carry chemicals.

 

Asbestos: In most cases we can tell you on site if asbestos is present. If not, we can take a sample and have it tested.
